    It has been said that buying and selling your home can be stressful, not to mention it takes time to close the transaction, In a seller's market, it can be fairly easy to get an motivated buyer and sell your home. You need to make sure that you get the right person to buy your home. I am talking about qualifying them so you and they do not waste anyone's time.

    If you're motivated to sell your home fast, you'll want to get as much exposure for your home as possible. A real estate agent can help, and have access to buyers you are not aware of, but they can't necessarily make it sell all the time. If you sincerely want it to sell fast, you need to put forth some effort as well. That way you are maximizing your efforts.

    One effective and fast way of selling your home is to stage it. Staging your home is simply inviting the prospective buyer to your home, and making them feel right at home. A Staged home is one that is attractive both inside and outside. In essence, it is ready to move in immediately similar to a model home by a builder. These types of home are not listed on the market (multiple listing service) for long, yet they bring you top dollar when sold. Once you do a little more searching or asking around you will find out that staged homes are among the fastest selling homes on the market.

    When you are attempting to put your house up for sale, it is recommended that the outside of your home clean and painted, the grass is cut, and the interior is in excellent condition and smelling nice. If your home is pleasing to the eyes both inside and out, a buyer will naturally want to see and know more. At that point, you know you have an interested buyer. However, you should never pressure the buyer. Instead make them feel that you are genuinely interested in their ideas and opinions while letting them ask questions. You will be displaying the buyer that you are interested in what they have to say while establishing trust which can then lead you to ask the buyer are pre-qualified for financing.

    If you don't want to use a real estate agent or licensed realtor, it's still very likely to sell your home on your own and sell it fast. This way if you sell it on your own to a buyer you procured, there is not a whopping 3 to 6% commission to pay if did not find you the buyer. However, if you happen to sell it to a buyer whom an agent brings because they saw your home on the MLS, you will only pay anywhere from 2 to 3%. So there is savings involved but also maximum exposure for your home. The flat fee to list your home usually ranges from $350 to $700 depending on the length of time listed and if any other national websites and publications are involved. So, the savings advantage is incomparable plus you get some experience when you think of selling your next home.
